Why should You choose Bulgaria?

Bulgaria is a country with very good conditions for living and investments. The land is situated in the southeast of Europe. The relief is dominated by rugged mountains, except for the Danube lowland in the north that it shares with Romania. Rich farmland in the Danube Valley, 130 kilometers (80 miles) of sandy beaches on the Black Sea, and mountainous terrain characterize one of Eastern Europe's least densely populated lands territories. How could You Buy a property in Bulgaria?

The first step is to choose a property from our database. If the property proves to be available, you can send an application form and reserve it. So you get a personal agent for the property purchase process in Bulgaria. The next step is signing a Preliminary Contract of Sale-Purchase and a Contract of Real Estate Management. These will be given to you within seven days after receiving a deposit and presenting the receipt for the paid fee. The deposit includes: - Reservation deposit of 10% of the property's selling price. Once we receive cleared funds we will take the property off the market (we will pay 10% deposit to the seller) for a period of 30 days. During this period of time the seller together with you, have to set up a company in Bulgaria and after that you should pay the rest of the amount in order to complete the deal and obtain the Title Deed. Make yourselves well familiar with these contracts and if necessary, contact us for more details, and then send us back the signed copies. This is to be done within 14 days, including the first installment, the way it is described in the Preliminary Contract. If you decide to take a look at the real estate advertised by us and you plan a travel and a viewing trip, we will ensure full assistance and professional consultation. We will duly inform you about the payments which have to be done in accordance with your leasing plans, and will keep you updated on the stage of completion of your real estate. The real estate becomes your own property after you pay the last installment and is transferred with the assistance of a competent notary.
The document which you will have to sign personally or by a proxy power of attorney, is called a Notary Deed.

The prices we offer include VAT tax.
The sum of all transfer costs is at the expense of the buyer and amounts to 3% of the purchasing price.

If you re-sell a real estate already purchased by you – the above costs are at the expense of the new buyer.
For all activities connected with the newly purchased real estate, we offer a Management Agreement and the charges are either based on fixed annual prices in euros per sq.m. or according to the contract offered by the executive company.

How do You travel to Bulgaria?

Direct international flights are available to the capital, Sofia, all year round.
