Description

An Exceptional Investment
Oppotunity
on the Black Sea Coast

We are delighted to offer you this plot of land 500m away from the village of Balgarevo (Northeastern Bulgaria) comprising 25 000 sq.m. It is situated right next to the Black Sea with 140m directly facing the water along a cliff. The view is excellent, especially combined with the gorgeous nature of the area.
You are legally allowed to build on the plot, which makes it a great investment opportunity. A possible development is to build a summer resort village. The maximum height for building, which can be developed on 50% of the land, is 3 storeys. If you wish, we can also manage the project for you.
Price for the land: 55 Euro/sq.m
The place is ideal for building a summer resort village due its proximity to the sea water and the quiet area, perfect for a healthy life throughout the year. The regulations allow for the development of 3-storey-high buildings on a total of 12 500 sq.m of the land. Optimally, this means a total of about 30 000 sq.m of built up construction. These could be several main hotel buildings and a block of houses. A pool, a fitness centre and/or tennis courts are also a must. On the other hand, the land can be developed into a „Wellness Centre“ with great success. This is a new concept for the country that will be very well accepted both by Bulgarians and international tourists. For this the clean air, the mediterranian climate of the area and the unspoilt nature nearby will be of great use. It is even more important to mention that there are mineral water and mud with good qualities here that could be used for balneology.
The minimum expected sale price of the finished construction is E500/sq.m, which means that the whole resort village could be sold for close to E15 000 000. The total price for development will be only about half of that sum.
We are also ready to accept a partnership, in which we would help you run the project. Naturally, this can be negotiated further, but we want you to know that we can provide all the necessary construction work and services.

In case you don't want to sell the village after construction is finished, you need to know that this will be a quite profitable business. Labour in Bulgaria is still very cheap (E1951 average annualized salary for June 2005), which is especially true for the tourism sector. 4 010 000 foriegn tourists visited the country in 2004, which 11.9% more than in 2003. The total number of persons to use the hotels in the country, both foreigners and Bulgarians, has been steadily rising by over 20% for the last few years 2002-2004. The people in the region are also becoming ever stronger consumers. The Bulgarian economy is now very stable and has been growing by an average of 5% for the last 5 years, a trend that is widely expected to improve even more. Furthermore, businesspersons here consider the environment to be ever more hospitable, a guarantee for a profitable future.

Balgarevo Village – The
Perfect Place
to Spend Your Summer

Balgarevo is a village in Northeastern Bulgaria, in the municipality of Kavarna (with a population of 18 000), in the district of Dobrich. The population of the village is around 1500,but there is as well a growing number of foreigners who pick this place for their summer residence. The quiet and not overdeveloped area, together with the good transpotation system, makes Balgarevo a wonderplace to live in.
The geography around the village is typical of the Black Sea coast in Northern Bulgaria. Still, the geography around Kavarna also has the characteristics of the steppe, which are unique for the country. Here is a summery of the most important facts you need to know about the region.
The average altitude is 98m and the relief is relatively flat, with occasional hills. Small beaches have been developed along the picturesque coast. There are almost vertical cliffs above the water. On the plateaus one can easily see the ruins of fortress walls, trenches, churches and necropoles. There are abundant resources of mineral water, most of which categorized as palatable.

The climate is typical of the seaside, calm and pleasant. It is considered to be healthy. It is also very close to the Mediterranean. The months of july and august average more than 10 hours of sunshine per day. The air in this period is typically around 23˚C, but during the hotter weeks the temperature doesn't fall below 30˚C. The water averages the beautiful 20˚C in july and august. It is interesting to note that the area has a latitude very close to that of France's Côte d'Azur. When all these factors are combined, it is easy to see why summer tourism has such a big potential in Balgarevo.

Indeed, tourism has a significant role in the region's economy, together with other traditional activities like agriculture. Among the factors for its success are the very suitable climate, the unspoiled nature and the proximity to the sea and the beach (within 2 miles). Just as important are the numerous historical historical momuments, cultural life in the towns nearby and the long tradition of working in the sector. This part of the country offers perfect conditions for developing ecotourism and other forms of specialised tourism. Throughout the year one can see many different and rare species of birds, as well as other animals, including dolphins.

Unspoiled Nature Close to All
the Conveniences
of the Modern World

There are several towns and area near Balgarevo which can offer everything from gorgeous views and historical landmarks to different kinds of cultural events and rich night life. Most of these can be found within 5 miles from the land we are currently offering. The big cities and international transport connections can be reached in 30 to 40 minutes.
Kaliakra (4 miles) – The cape of Kaliakra is a beatiful example of the beauty of the caostal regions in Northeastern Bulgaria. The place remembers several legends. One of them tells us that Saint Nikola was being chased, bacause of his faith. When he reached the sea and had nowhere to run, a miracle happened and land began to appear under the Saint's legs for more than a mile in the Black Sea. That's how Kaliakra was created. The unique geography of the area explains why there are more than 45 rare species still living here. Scientists have found traces of a village from the Bronze Age in the caves nearby. Later the Bulgarians had an important town here which attracts tourists even today.
Rusalka (4 miles) - Rousalka is a holiday compound situated in the picturesque oak forest of the Tauk Liman (Bird’s bay). It was built in 1968 and offers many facilities for relaxation and sport, including pools, biking alleys, yachting facilities and fitness and balneology centres. An interesting place to visit nearby is Yaylata: a beautiful, but almost inaccessible area, where one can see picturesque rocky bays and about 40 caves. The whole area is a true birds' paradise with its numerous species.
Kavarna (5 miles) – It was the Greeks who founded the town of Kavrna in the 5th century BCE. The history of Kavarna after that is long and interesting. Today the town is experiencing an economic and cultural revival. The population is about 12 000, but during some summer events it more than triples. Usually the reason for that are the concerts of rock'n'roll legends such as Deep Purple, Black Sabbath and Scorpions. We should also mention the many other cultural events that the administration tries and facilitates recently. They include productions of the big Bulgarian theaters and exhibitions of fine art.
Balchik (15 miles) – The most popular landmark in Balchik is the Botanic Garden. Colections of plant species from all over the world are grown on an area of about 16 acres. There are also several museums and cultural centres in the town, including the City Historical Museum and the Ethnographic museum. The Castle, which is situated inside the Botanic Garden, used to be residence of the Romanian queen Maria in the early 20th century.
Dobrich (35 miles) – Dobrich is the second largest city in Northeastern Bulgaria and is considered the biggest agrarian centre in the country. Its economy also relies heavily on the consumer power from the sea resorts and exporter hubs nearby. Dobrich has a well developed cultural lifewith its folklore festivals and other events.
Varna (40 miles) – Varna is the third largest city in the country, but Bulgarians consider it their „Sea Capital“ (or „Summer Capital“). It has a relatively quickly expanding economy and is among the regions with fastest population growths in the country. Only an hour away from Balgarevo, Varna offers many convenient international transport connections, many landmarks and museums to see and amazing cultural events and night life to experience.
From Varna (45 miles) – Varna International Airport has than 8 decades of history. It is situated 4.5 miles from the centre of the city in western direction. In summer more than 40 airlines offer charters from and to most countries in Europe as well as outside the continent. A concession for operating the airport was recently granted to a private investor, which guarantees the high quality of service for decades.
Many tourists choose water transport to reach Varna and The port of Varna services more than 1500 ships arriving every year. The city offers bus and railroad connections with all destinations in the country.
